Buyers Premium: There is a 6% buyers premium, payable by the purchaser, on top of the final bid price, which is incorporated into the final sale price of the property.
Bidding:: An open oral auction will take place at the property on September 17th at 2pm.
Registration:: Those wishing to participage in the bidding process must be in possession of a $10,000 bank draft made payable to Able Realty Corp "In Trust"
Deposit:: A non-refundable deposit of $10,000 must be paid in the form of a bank draft immediately following the final confirmed bid and increased to 10% of the final sale price within 48 hours.
Closing: Closing will take place within 60 days of the sale date.
Agent Participation:: A fee of 2% of the final bid price will be paid to the licensed real estate agent whose Buyer successfully pays for and closes on the property. To qualify for the commission, the Realtor must first register the Buyer by mail on company stationary prior to the auction date. In addition, the Realtor must attend the auction with the registered bidder. Realtors acting as principals or representing a family member are excluded.
Written Bids: Written bids may be submitted in person or by registered mail if the bidder is unable to attend the auction. A deposit of 10 percent of the submitted bid must accompany the bid for qualification.
Inspection: Bidders are urged to inspect the property prior to bidding. Please contact Able Realty to arrange a time for property inspection.
Announcements: Announcements made the day of sale shall take precedence over any previous information or advertisements.
